Terms and conditions

These terms govern booking requests sent through the website and stays at Villa degli Ulivi, a holiday home let for tourist purposes and managed by Pierpaolo Picarelli, Via Santa Lucia snc, 87022 Cetraro (CS), Italia. CIN (National Identification Code): IT078040C224V8GTST.

1. Request and confirmation

A request sent through the website is not a booking and involves no payment. The booking is concluded only when we send you a written confirmation stating the price, payment terms and cancellation conditions, and you accept it. Dates shown as available in the calendar are updated periodically and are always subject to our confirmation.

2. Prices and payments

The price of the stay, any deposit and the balance are stated in the confirmation. The municipal tourist tax, where applicable, is shown as a separate item and follows the rules of the Municipality of Cetraro. Any discounts or promotions are stated in the quote and apply only to that booking.

3. Cancellation

Cancellation and refund conditions are those stated in the confirmation. Where no specific agreement exists, the Italian Civil Code applies.

4. Arrival, departure and documents

• Check-in from 3 pm, check-out by 10 am. Different times must be agreed in advance.
• By law we report the details of all guests to the Public Security Authority within 24 hours of arrival. A few days before, we send you the online check-in link to enter the details; on arrival every guest must still carry a valid identity document.
• If fewer people arrive than booked, the agreed price does not change; extra guests must be agreed in advance and may change the price.

5. House rules

• A maximum of 6 people may stay, as stated in the booking.
• Pets, parties and events are not allowed.
• Guests must treat the house and furnishings with care and are liable for any damage they cause.
• When booking individual rooms, the kitchen, living room, porch, patio and pool are shared spaces to be used respectfully.

6. Swimming pool

The pool has no lifeguard: it is used at your own risk, following the posted rules. Children must always be accompanied and supervised by an adult.

7. Liability

We are not liable for valuables left unattended or for temporary interruptions of services (water, electricity, internet connection) beyond our control; in such cases we will do our best to restore them as soon as possible.

8. Governing law

Italian law applies. For consumer guests, the competent court is that of the consumer’s place of residence or domicile.
